for November 2008.&amp;nbsp; For purposes of this analysis we are only splitting
the data according to single-family homes vs, condominiums, townhomes
and villas.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;A couple of definitions are in order.The &lt;strong&gt;median sales price&lt;/strong&gt;
means that 50% of the homes sold for more and 50% of the homes sold for
less during a certain period of time &amp;#8211; in other words, it&amp;#8217;s the
midpoint of sale prices.So basically what this means, is
that the median sales price is showing market activity in that it&amp;#8217;s
specifically indicating which price range is more active.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;average sales price&lt;/strong&gt;, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The &lt;strong&gt;sales to list price ratio&lt;/strong&gt; is just
that, you&amp;#8217;re dividing the average sales price by the average list price
and coming up with a percentage that tells you how much of the list
price the average homes sold for.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;There needs to be a disclaimer here.&amp;nbsp; These
stats are only as good as telling us what it being purchased and
happening at a certain period in time.&amp;nbsp; Also, it needs to be fully
understood that not only is real estate local, but it is hyper-local.&amp;nbsp;
What this means is that the trends that we hear about are overall.&amp;nbsp;
Let&amp;#39;s put it this way, what&amp;#39;s happening in one neighborhood, may not be
realized in the neighborhood next door. &lt;/span&gt;&lt;/p&gt;
&lt;div&gt;&lt;span&gt;Additionally, these are only monthly
statistics and to get a better scope of what is happening, you need to
look at a longer period of time.More high-end homes might be sold in one month as opposed to another.By looking at a longer period, you will get a better overall picture.It is all relative and this has to be understood when utilizing these stats.&lt;/span&gt;&lt;/div&gt;

&lt;p&gt;162 homes sold during the month of November.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;average sales price&lt;/font&gt;&lt;/strong&gt; is $245,663 with 142 days on the market.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;median sales price &lt;/font&gt;&lt;/strong&gt;is $204,950.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;sales to list price ratio &lt;/strong&gt;is 94%.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;most expensive&lt;/font&gt;&lt;/strong&gt; home sold for $1,290,700 in Carisbrooke in Lake  Mary and was new construction.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;least expensive&lt;/font&gt;&lt;/strong&gt; home sold for $48,125 in West Haven in Sanford after 129 days on the market.&lt;/p&gt;
&lt;p&gt;The average sales price for the same period a &lt;strong&gt;year earlier&lt;/strong&gt; was $322,575 with 138 days on the market and a sales to list price ratio of 94% on 200 sales a decrease of 19%.&lt;/p&gt;
&lt;div&gt;The &lt;strong&gt;month to month&lt;/strong&gt; changes show a decrease in the average sales price of 19% and a decrease in the median sales price of 9%.These changes are partially due to the fact that an almost $8M property sold the previous month.There was a decrease in sales volume of 17.8% with no change in the sales to list price ratio.&lt;/div&gt;

&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;average sales price&lt;/font&gt;&lt;/strong&gt; was $126,777 with 123 days on the market.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;median sales price&lt;/font&gt;&lt;/strong&gt; was $141,500.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;sales to list price ratio&lt;/strong&gt; is 90%.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;most expensive&lt;/font&gt;&lt;/strong&gt; sold for $232,500 at Highcroft Point Townhomes in Longwood and was on the market 316 days.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;least expensive&lt;/font&gt;&lt;/strong&gt; condo sold for $48,250 at Regency Park in Lake Mary after 86 days on the market. &lt;/p&gt;
&lt;p&gt;The average sales price a &lt;strong&gt;year earlier&lt;/strong&gt; was $164,958 with 119 days on the market and a sales to list price ratio of 95% on 62 sales, a decrease of 24.2%. &lt;/p&gt;
&lt;div&gt;The &lt;strong&gt;month to month&lt;/strong&gt; changes show a decrease in the average sales price of 12.5% and a decrease in the median sales price of 5.4%.There was also a decrease in sales volume of 16% with a 4% decrease in the sales to list price ratio.&lt;/div&gt;

&lt;p&gt;The average sales price for the same period a &lt;strong&gt;year earlier&lt;/strong&gt; was $693,479 with 197 days on the market and a sales to list price ratio of 94% on 24 sales, an increase of 25%.&lt;/p&gt;
&lt;div&gt;&lt;span&gt;The &lt;strong&gt;month to month&lt;/strong&gt; changes show an increase in the average sales price of 56.8% and an increase in the median sales price of 7.6%.Yet, there was a decrease in sales volume of 6.3% with a 3% decrease in the sales to list price ratio.The
sales price changes can be attributed to the fact that the there were 6
properties which sold for more than $1M topping at $3.1M this month as

stats are only as good as telling us what it being purchased and

&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;most expensive&lt;/font&gt;&lt;/strong&gt; home sold for $465,000 in Tuska Ridge and was on the market 106 days&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;least expensive&lt;/font&gt;&lt;/strong&gt; home sold for $117,000 in Alafaya Woods with 122 days on the market.&lt;/p&gt;
&lt;p&gt;The average sales price for the same period a &lt;strong&gt;year earlier&lt;/strong&gt; was $327,905 with 165 days on the market and a sales to list price ratio of 95% on 35 sales.&lt;/p&gt;

following are the market sales statistics for Orange County, Florida
for November 2008.&amp;nbsp; The major city in Orange County is Orlando.&amp;nbsp; For
purposes of this analysis we are splitting the data according to
single-family homes vs, condominiums, townhomes and villas.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;A couple of definitions are in order.The &lt;strong&gt;median sales price&lt;/strong&gt;
means that 50% of the homes sold for more and 50% of the homes sold for
less during a certain period of time &amp;#8211; in other words, it&amp;#8217;s the
midpoint of sale prices.So basically what this means, is
that the median sales price is showing market activity in that it&amp;#8217;s
specifically indicating which price range is more active.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;average sales price&lt;/strong&gt;, as opposed to the median sales price, is the total volume of sold properties divided by the number of properties sold.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;The &lt;strong&gt;sales to list price ratio&lt;/strong&gt; is just
that, you&amp;#8217;re dividing the average sales price by the average list price
and coming up with a percentage that tells you how much of the list
price the average homes sold for.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;There needs to be a disclaimer here.&amp;nbsp; These
stats are only as good as telling us what it being purchased and
happening at a certain period in time.&amp;nbsp; Also, it needs to be fully
understood that not only is real estate local, but it is hyper-local.&amp;nbsp;
What this means is that the trends that we hear about are overall.&amp;nbsp;
Let&amp;#39;s put it this way, what&amp;#39;s happening in one neighborhood, may not be
realized in the neighborhood next door. &lt;/span&gt;&lt;/p&gt;

statistics and to get a better scope of what is happening, you need to

&lt;p&gt;The &lt;strong&gt;sales to list price ratio &lt;/strong&gt;is 94%.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;most expensive&lt;/strong&gt; home sold for $3.1M in Lake Nona in Orlando and was on the market 725 days.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;least expensive&lt;/strong&gt; home sold for $17,500 in Orlando after 68 days on the market.&lt;/p&gt;
&lt;p&gt;The average sales price for the same period a &lt;strong&gt;year earlier&lt;/strong&gt; was $357,088 with 173 days on the market and a sales to list price ratio of 94% on 463 sales, a 12.7% increase.&lt;/p&gt;

splitting the data according to single-family homes vs, condominiums,
townhomes and villas.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;A couple of definitions are in order.The &lt;strong&gt;median sales price&lt;/strong&gt;
means that 50% of the homes sold for more and 50% of the homes sold for
less during a certain period of time &amp;#8211; in other words, it&amp;#8217;s the

and coming up with a percentage that tells you how much of the list

&lt;p&gt;&lt;span&gt;There needs to be a disclaimer here.&amp;nbsp; These
stats are only as good as telling us what it being purchased and
happening at a certain period in time.&amp;nbsp; Also, it needs to be fully

What this means is that the trends that we hear about are overall.&amp;nbsp;

&lt;p&gt;The &lt;strong&gt;sales to list price ratio &lt;/strong&gt;is 94%.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;most expensive&lt;/font&gt;&lt;/strong&gt; home sold for $1.091M in Alaqua Lakes and was on the market 203 days..&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;font face="Arial"&gt;least expensive&lt;/font&gt;&lt;/strong&gt; home sold for $93,500 in Wildmere Manor after 114 days on the market.&lt;/p&gt;
&lt;p&gt;The average sales price for the same period a &lt;strong&gt;year earlier&lt;/strong&gt; was $449,828 with 129 days on the market and a sales to list price ratio of 94% on 21 sales, an increase of 4.8%.&lt;/p&gt;
&lt;div&gt;&lt;span&gt;The &lt;strong&gt;month to month&lt;/strong&gt; changes show a decrease in the average sales price of 55.4% and a decrease in the median sales price of 18.2%.Adjusting
the changes for the fact that there were quite a few higher priced
homes that sold the previous month, the yields would reflect decreases
