Tampa - I think we'll see some change and for the better, but I don't think to the extent that you envision. Actually, I think we will see major changes in real estate and the process as such. We are already seeing this happen and I think that's a good thing for all.

Marc - Real estate sale in Tampa have picked up over the last several month. The appraisers are not giving declining value adjustments any more. I think 2009 will be good throughout Florida. Not like it was - but like it should be.
